Real estate dynamics in India

The demand for affordable housing in top seven Indian cities is likely to outstrip supply by 2015, according to Cushman & Wakefield. The real estate consulting firm in its annual report found that the estimated demand for residential property in cities namely National Capital Region, Mumbai, Bangalore, Chennai, Hyderabad, Pune and Kolkata is expected to touch 2.3 million units over the next five years while the estimated supply will be approximately 1 million units, leaving a shortfall of 130 per cent i.e. over 1.3 million units.

The residential property market is growing at a Compound Annual Growth Rate of 11 per cent and the estimated volume requirement across the country will be 3.94 million housing units, including 2.3 million units in the seven cities. Interestingly, the gap between demand and supply is likely to be intense in the affordable housing segment, whose demand is growing approximately three times more than the supply.

House for Sale in Bangalore

When you're preparing to sell your house, remember that first impression is the best impression. The appearance of your home and other overall condition play a major role is making you sell your home at ease. Following are some easy things that you can do to make your home more appealing to potential buyers.

Outside:

It is estimated that more than half of all houses are sold before the buyers even get out of their cars. So stand across the street from your house and review its appeal.

  • Sweep front walkway.
  • Remove newspapers, bikes and toys.
  • Park extra cars away from the property.
  • Trim back the shrubs.
  • Apply fresh, clean paint throughout.
  • Clean windows and window coverings throughout.
  • Keep plumbing and all appliances in working order.
  • Maintain all sealants (window, tub, shower, sink, etc.) in good condition.
  • Make sure roof and gutters are in good condition; no repairs needed.
  • Mow the lawn more frequently and plant flowers.
  • Keep pet areas clean.

Inside:

  • Kitchen and bathroom should shine.
  • Quick once-over with the vacuum; carpets should be clean.
  • Place fresh flowers in the main rooms.
  • Put dishes away, unless setting a formal display for decoration.
  • Make beds and put all clothes away.
  • Open drapes and turn on lights for a brighter feel.
  • Straighten closets.
  • Put toys away.
  • Turn off television.
  • Play soft music on the radio/stereo.
  • Keep pets out of the way and pet areas clean and odor-free.
  • Secure jewelry, cash, prescription medication and other valuables.
  • Enhance the spaciousness of each room. Pack away collectables to allow buyer to envision own furnishings in home.

Important Reminders:

  • Potential buyers usually feel more comfortable if the owners are not present.
  • If people unaccompanied by an agent request to see your property, please refer them to your real estate professional for an appointment.
  • Leave a number where you can be reached if you are leaving town, even for a weekend

Tips in buying/selling a house in Bangalore

Be careful with promises: Don’t overcommit yourself. There are some things that you can take care of for the buyer, but others that you cannot. Be able to negotiate.

Set a fair price: Be realistic about your asking price — know what other comparable homes have sold for in your area. Factor in the location, age of the house, economic conditions and improvements you’ve made. Also, if you post your listing on the Internet, post below the closest round number.

Check out a real estate agent: If you opt for an agent, first make sure you are working with a seller’s agent. Check his or her background and make sure he or she is familiar with your neighborhood. Find out how many homes he or she has sold in your area. Find out where your home will be listed and commit to no more than three months. If the agent's doing a good job for you and you're happy with how things are going, commit to three more months.

Make a wish list: Whether you are going to open houses on your own or using a real estate broker, make up a list of what you would most like in a new home and prioritize it so you can determine what is most important and which items you are comfortable sacrificing.
